Home Inspections in Champaign-Urbana, IL
Your Inspector for the Twin Cities
Champaign and Urbana are the largest cities in my service area, and they make up one housing market. Buyers here range from first-time buyers to families moving up and investors buying rentals near the University of Illinois. Sellers often want a pre-listing inspection so there are no surprises once a contract is signed.
Every inspection is performed personally by Matthew Morgan, an ASHI Certified Inspector licensed in both Illinois and Indiana. Champaign-Urbana Homes, Old and New
The older neighborhoods around campus and near both downtowns have homes from the early and middle 1900s: two-story houses, bungalows and post-war ranches, many with basements or crawl spaces. A lot of them have been rentals at some point, and most have been updated in stages by different owners.
On the edges of town, newer subdivisions bring a different set of questions: how the lot drains, how the roof and attic were installed, and whether the systems were set up correctly. Outside the cities, rural homes in Champaign County may rely on a private well and septic system.
What I Watch For in Champaign-Urbana
Basements, crawl spaces and moisture
Many older Champaign and Urbana homes have unfinished basements or crawl spaces with a history of water. The flat prairie ground drains slowly, so I check foundation walls, sump pits, grading and downspouts, and use thermal imaging to find moisture you cannot see.
Older electrical panels and wiring
Federal Pacific and Zinsco panels, double-tapped breakers and wiring added over the years still turn up in homes built before 1990. I call out what is a safety concern and what is routine maintenance.
Aging plumbing and water heaters
Galvanized supply lines, slow drains and water heaters past their expected life are common findings in older C-U housing.
Homes that have been rentals
A house that spent years as a rental may have deferred maintenance, quick repairs and do-it-yourself changes. I look at the whole house, not just what was recently painted.
Newer homes are not exempt
Newer subdivision homes can still have roof, grading, attic ventilation and installation problems. A builder-grade house deserves the same roof-to-basement inspection.
